  • Arrival and departure times

    You will be welcomed at Casa da Rosa by a representative from Lisbeyon, our property manager. The arrival time is from 4:00 PM. Departure time is by 10:00 am. These times are fixed if there are other guests before or after you. If not, you may be able to check in earlier or check out later - we will agree this with you in advance.


    If the check-in time is 16:00, you may be able to drop off your luggage at Casa da Rosa earlier.

  • Information about Casa da Rosa

    Well before you travel, we will send you information about Casa da Rosa, the surrounding area, useful tourist tips, the route to the house, instructions on how to use the alarm. If you want any other information please ask, we are there to help you.

  • Payments

    After you have made a booking, we will contact you as soon as possible. You will then receive two invoices by email. One invoice for 10% deposit - when you have paid this, the booking is confirmed. The second invoice is for the remaining 90% plus security deposit, and must be paid 2 months before arrival at Casa da Rosa.


    You can pay by bank transfer or debit/credit card.

  • Surcharges

    We want to keep our rates as transparent as possible - our only surcharges are:

    • Damage deposit of €1000.00. For unexpected damage - this does not include crockery. The deposit will be refunded shortly after check out minus the electricity charge.
    • Cleaning at the end of your stay €350. For longer stays this includes a weekly change of linen and towels.
    • Up to two additional guests €13.60/person/day. The first 12 guests are included in the price.
    • We need your cooperation to reduce our electricity consumption by, for example, not leaving air conditioners on unnecessarily, or when the pool is heated, using the cover when the pool is not in use. To encourage this we now charge you for your electricity consumption - €10/night (€20/night if you want the pool heated. We deduct the charge before refunding the damage deposit.
  • Cancellation

    General 


    If you cancel at least 60 days before check-in, you will receive a refund of 100% of the total you have paid - you will not need to make any further payment due. If you cancel between 30 and 60 days before check-in, if you have paid the full price, you will receive a refund of 50% of the amount you have paid. If you have not paid the full price, 50% of this amount will remain due from you and must be paid immediately. We do advise travel insurance to protect you in these circumstances.


    COVID


    Up to the day before arrival, you are entitled to a full refund if you need to cancel your booking due to COVID restrictions on travel or the need to quarantine on arrival in Portugal or on return to your home country. 

  • Location of Casa da Rosa

    Outside the cities, houses often have no address in Portugal. However, you will receive clear directions from us of how to find Casa da Rosa and the location in Google Maps. If you use Google Maps on your mobile phone (free of charge) you will be delivered directly to the door.


    Members of our family will welcome you, give you the keys and show you around the house.

  • Children, disabled accessibility

    Children are very welcome. For the little ones, we have cots, bed linen and high chairs.


    Casa da Rosa is reasonably suitable for disabled people, but it is recommended to travel with someone who has good mobility as access to the ground floor is either via stairs or a gravel garden path from the driveway to the rear of the house.

  • Bed linen and towels

    We provide clean bed linen, bathroom towels and beach towels at the start of your stay. For longer stays these will be replaced weekly.

  • Swimming pool and security

    In the photos you can see the pool without a fence. However, if there are small children in your party or people who cannot swim, we can place a protective fence around the pool. We will discuss this with you in advance.

  • Do I have to rent a car?

    Strictly speaking no. There are taxis, Ubers and shuttles to and from the airport. However, there is a lot to see and do in the Algarve, and having a car makes life a lot easier. Just think about groceries too.
